1. Introduction
Welcome to www.solmarrentals.com, a website operated by Solmar Rentals SA de CV, hereinafter referred to as «Solmar Rentals.» These Terms and Conditions («Terms») govern your use of our website and the services we provide, including vacation rentals and additional tourism services. By using our website and making a booking, you agree to these Terms. Please read them carefully.
2. Definitions
- User(s): Any person(s) making us of the website, including navigating on the site, booking reservations or making reservation inquiries.
- Tenant(s): Any person(s) making a booking through our website.
- Landlord: Solmar Rentals and its representatives and comercial partners, acting as property managers.
- Premises: The property being rented by the Tenant(s), as specified in the reservation.
- Third-Party Provider: Any external service provider offering additional services not directly managed by Solmar Rentals.
3.- Reservation Inquiry Disclaimer
A reservation inquiry does not constitute a confirmed reservation. It is solely an expression of interest and does not grant any rights to the user or impose any obligations on our part. A reservation will only be considered confirmed once a formal contract has been signed by both parties. Until the contract is formally executed, we reserve the right to modify or withdraw any offer or availability without prior notice.
4. Services and Reservations
Solmar Rentals offers vacation rental services for residential dwellings. In order to book a reservation any user must besides make the reservation on the webpage sign our standard rental agreement and comply with its regulations, after the signature the user will receive a confirmation voucher, only reservations that have complied with this will be considered as reserved and will generate the rights and obligations stated on the rental agreement. The booking confirmation and any reservation voucher will specify the Premises, the duration of stay, and any included services. The maximum occupancy for each rental property will be indicated in the reservation.
Solmar Rentals will provide basic services for each rental included within the offered rate, as well might offer additional services provided by third-party vendors, any service either inclueded or sold at an additional charge most be confirmed at the reservation voucher in order to be considered as reserved.
The included services can be:
- Water, gas, elictricity and internet considering a common house like consuption.
- Houskeeping, buttler and concierge services.
Excluded services might include:
- Ground Transportation provided by third party vendors.
- Tours and activities provided by third party vendors.
- Chef, cooking and cleaning provided bu thir party vendors.
Third-Party Services Disclaimer
Additional services, including tours, transportation, and other activities, may be offered through third-party providers. Solmar Rentals is not responsible for the quality, availability, or fulfillment of any third-party services. Any disputes, issues, or damages arising from the use of third-party services are to be resolved directly with the provider.
5. Booking Modifications and Cancellations
Solmar Rentals reserves the right to modify or change reservations based on availability or in response to force majeure events (e.g., natural disasters, government restrictions, unforeseen events). In such cases, we will make reasonable efforts to offer alternative arrangements.

6. Payments
The rental payment, including any applicable transaction fees, must be made at the time of booking. Payments are processed thru third party Payment Processors. By providing your payment information, you authorize Solmar Rentals to charge the total amount due for the reservation, including any security deposits and fees.
7. Security Deposit
A security deposit will be required before arrival. The deposit will be refunded if the property is returned in the same or better condition as at check-in, except for normal wear and tear. Any damages beyond this will be deducted from the deposit. the Tenant and the Landlord may agree the form of the deposit according the available options.
8. Liability and Indemnification
Solmar Rentals shall not be held liable for any personal injuries, property damage, or losses incurred during your stay at the Premises, except when caused solely by our negligence. Tenant(s) agree to indemnify and hold Solmar Rentals harmless from any claims or damages arising out of their stay, except as provided above. We recommend obtaining travel or rental insurance.
9. Tenant Responsibilities
- Tenant(s) must comply with the following conditions:
- Use the Premises for residential purposes only.
- Adhere to local laws and regulations.
- Maintain the Premises in a clean and sanitary condition.
- Refrain from making any alterations without written consent from Solmar Rentals.
- Comply with house rules, including noise levels and guest limits, as specified in the reservation voucher.
Pet Policy
The Tenant reserves the right to recive any kind of pet or service animals at any of the premises according to specific policies of each property, The Tenant most notify during the reservation any intention or need of traveling with pets, any violation at this term can be cause of cancellation or modification for the reservation by the Landlord without causing any risponsability for the Landlord. Tenant(s) traveling with pets or service animals are responsible for any damage caused by the animals. Additional cleaning fees may apply and will be notified during the reservation process.
10. Noise and Behavior
Tenant(s) must respect the neighbors and comply with noise restrictions: no noise above 80dB during the day or 65dB at night. Violations may result in eviction without reimbursement.
Any kind of gather, reunion or party that involves more people than the authorized in the rental agreement is strictly prohibited without written authorization of the landlord.
11. Force Majeure
Solmar Rentals is not liable for any loss, damage, or inconvenience caused by events outside our control, including natural disasters, government actions, or other unforeseeable events. In such cases, we may modify or cancel reservations without liability.
12. Termination and Default
If Tenant(s) violate any Terms or fail to meet payment obligations, Solmar Rentals reserves the right to terminate the booking and seek reimbursement for any damages or losses incurred.
13. Dispute Resolution
In the event of a dispute, Tenant(s) and Solmar Rentals agree to negotiate in good faith before pursuing litigation. Any disputes that cannot be resolved will be subject to the jurisdiction of the courts in the State of Quintana Roo, Mexico.
14. Governing Law
These Terms shall be governed and interpreted under the laws of the State of Quintana Roo, Mexico.
15. Changes to Terms
Solmar Rentals reserves the right to modify or update these Terms at any time. Changes will be posted on our website with a new effective date. Continued use of our website following any changes implies acceptance of the new Terms.
16. Privacy
Tenant(s)’ personal information will be handled in accordance with our Privacy Policy, which is available on our website. We are committed to protecting your privacy and personal data in compliance with applicable laws.
17. Entire Agreement
These Terms, along with the reservation voucher and any other written agreements, represent the entire agreement between Solmar Rentals and the Tenant(s). Any prior discussions or oral agreements are replaced by these Terms.
